Property management for multi-unit landlords
Yarmlen keeps every unit's utility contracts, tariffs, and lease terms in one place. Tenants submit their own meter readings; billing is calculated for you.
Built to stay out of your way — Yarmlen runs in the background and only pings you when something actually needs a decision.

Gas distribution and supply are billed by two different providers under one EIC code.
Track electricity, gas, water, and building-management-company (ЖЕК / ОСББ / cooperative) accounts separately for every apartment.
Handles local structures like shared EIC codes and meter calibration-expiry dates, so nothing slips past a deadline.
Keep current rates and lease conditions per unit. Change a tariff once and future bills use it automatically.
Bills are generated from the latest readings and tariffs — no manual recalculation each month.
See running balances between you and each utility company, and between each tenant and you, so no credit gets lost.
Enter meter values in a few taps when they're due. No messaging the landlord photos of the meter.
Every charge is itemised, with the current balance between you and your landlord always visible.
Yarmlen reminds you when a reading is due or a payment is outstanding — and otherwise stays quiet.
Create each apartment and attach its utility contracts and tariffs.
Send an invite; tenants get access only to their own unit.
Each period, tenants enter their meter values from the app.
Yarmlen produces the bill from readings and tariffs, and updates every balance.
That's it. Start with three apartments, free.

The first 3 apartments are always free. We review pricing no more than once a year, and never by more than the official inflation index. Paying yearly locks the price for 12 months.

You move to the €5/month tier — and that covers everything up to ten apartments, not each one separately. The first three apartments stay free forever, no matter how many you have in total.
Because serving 5 or 10 apartments costs us almost the same either way. The tier limits sit where our own costs actually start to grow, not where we could charge you more.
No. We're planning to add the option to pay a bill straight from the app in the future — for a small fee, and entirely optional, never required.
They don't have to install anything — Yarmlen works in the phone's browser. There's an Android app for anyone who wants one; iPhone is coming later.
You drop back to the free plan: apartments beyond the first three become read-only, with no new charges calculated. Readings and bills stay forever — we never delete them. Meter photos older than 6 months shrink to a copy where the digits are still readable.
A tenant only ever sees their own apartment — never a neighbour's, never another unit in your portfolio. The database itself checks this on every request, not just the app screen.
Yes. The interface is available in English and Russian, and paid plans can be billed in euros or dollars.
